Sales Contract Forms

Hint:

If you put five (5) sets of the following forms in separate manila folders, when you get an opportunity to write a contract, you can just grab a folder and go!  Sure saves a lot of time!

Note: Effective April 1, you must use the new sales contracts and amendments (they are attached)!. The Mediation Addendum has been repealed and is no longer available.

Contract Form When To Use
TREC 1-4 Family Residential Resale Contract When purchasing new and existing 1-4 family improved property. Builders typically supply their own contracts!
Unimproved Property Contract When purchasing unimproved property. Note: You must use the Farm/Ranch Land Contract for farm/ranch properties!
3rd Party Financing Addendum When property will be financed by a 3rd party.
Seller Financing Addendum When property will be financed by the seller.
Commission Sharing Disclosure A broker required addendum when you anticipate you may be sharing all or part of your commission with the buyer(s) you are representing.
Notice of Intermediary Relationship A mandatory addendum for intermediary relationships!  Present this form to each party before discussing any contractual terms.
Sales Contract Amendment The amendment form used for agreed upon changes (e.g. repair agreements) to the contract that occur during the option period.
Notice of Termination of Contract The form used by the buyer to terminate the contract while the contract is still in the option period.
Addendum for Property Subject to Mandatory Membership in a Homeowner's Association A mandatory addendum if the property is located in a homeowner's association.
Lead-Based Paint Addendum (TREC-OP-L) A mandatory addendum for homes built prior to 1978.
EPA "Protect Your Family From Lead..." Brochure A mandatory 14-page brochure to be provided to buyers when purchasing homes built prior to 1978.
