By simply using our agent referral service, you can pocket up to 20% of practically any Realtor's commission in the U.S! And, if the same Realtor represents you on two commissionable transactions (selling and buying a house), you can get TWO 20% rebates! Occasionally, an agent is too busy or otherwise unwilling to accept referrals. In that event, we can usually refer you to another agent in the same office! Some states, however, prohibit the sharing of a real estate agent's commission. Fortunately, in most states, real estate agents may share their commission with another licensed agent, or a principal (a seller and/or buyer) to the transaction. And, many states that prohibit the explicit sharing of commissions allow real estate brokers to contribute towards buyers closing costs and/or pre-paids, provided the lender allows it. The referral agreement that we set up with the agent legally binds the agent to authorize and direct the title company's closing agent to cut you a check at closing! Typically, your portion is 20% of the agent's commission! Can you still get me a cash rebate for using them?Probably not, but read on. The rebate we offer for using an agent in another broker's office is obtained through a referral fee that is available to licensed brokers. If you have already had a serious conversation regarding representation with the agent, or signed a representation agreement, we would like to encourage you to, in good faith, use the agent you previously talked to. However, if you have not had serious discussions with another agent and have not entered into any type of oral or written agreement, we may be able to refer you to another REALTOR®. Back to TopHow does the title company's closing agent know to cut me a rebate check?Our referral agreement with the agent requires the agent to attach an addendum to the sales contract authorizing and directing the escrow agent to cut you a check at closing. Back to TopWhy do I need your referral service when I can ask the agent I want for a discount or rebate?When consumers ask other REALTORS® for a discount or rebate on their commission, in many cases, the agents immediately and firmly say, "No." Many of them also say if they agreed to reduce their commission, it wouldn't reflect very well on their negotiation skills. However, when a licensed real estate broker calls a REALTOR® and asks if they would be willing to pay a referral fee for a new seller and/or buyer, they almost always say "Yes!"
